Measuring Properties is time-consuming, difficult, and often dangerous for Brokers, because of the potential for lawsuits/complaints. Dennis Bailey provides Heated Living Area and Gross Living Area Measurement Services, as well as Real Estate Photography. I've been measuring properties for 25 years for not only myself, but for other Brokers using WinSketch for the first 15 years, and now Total Sketch Pro providing professional sketches, that match up with most Appraiser's software, minimizing your risk, and eliminating the need for Brokers to get into the bushes to measure, and pointing out potential condition issues that may impact loan qualification. This is NOT an inspection or an Appraisal. It is simply photographing and noting the items that are visible during the measurement and documentation process so they may be able to be corrected prior to going under contract, and assisting the Appraiser that is assigned by providing un-retouched photos to identify quality and condition of the property to help prevent them from making two trips.

Payment is Due 10 Days from Delivery of the Report for Brokers, and paid in advance for Non-Brokers. A Late Fee of $25 will be charged after 30 days from Delivery of Report.

A few potential customers have said things like: "Your company is a Competing Brokerage. Isn't it dangerous to send a competing brokerage to one of my listings?" Dennis is a REALTOR, you can be assured that you have a seasoned professional entering your client's homes, able to use a Supra Key, and is bound by the REALTOR Code of Ethics (Article 16 - Non-Solicitation). Should your client be present, rest assured that any Brokerage Questions will be referred to you, their Broker, instead of being answered by us. If you wish Dennis to offer suggestions to your client on making the home more marketable, you'll need to specifically authorize him to do so, or he will not answer those questions from your client. Our Reputation is more important than any one, or even 100 listings. We will not solicit your Client's listing.
