Measuring Properties is time-consuming, difficult, and often dangerous for Brokers, because of the potential for lawsuits/complaints.  Dennis Bailey provides Heated Living Area and Gross Living Area Measurement Services, as well as Real Estate Photography.   I've been measuring properties for 22 years for not only myself, but for other Brokers using WinSketch for the first 15 years, and now Total Sketch Pro providing professional sketches, that match up with Appraiser's software, minimizing your risk, and eliminating the need for Brokers to get into the bushes to measure.  

Studies show that Floor Plans posted in On-Line advertising prompts 50% more click-throughs, increasing the potential for sales.  Posting a floor plan will also minimize/eliminate showings that buyers immediately reject because of the floor plan choices that could have easily been avoided by simply posting a floor plan.  Your sellers often spend hours preparing for a showing, only to have the buyers walk out after 2 minutes, because the layout of the house doesn't suit their needs.   Bailey Real Estate Advisors, LLC provides Floor Planning Sketches that make it easy for Buyers to visualize the property before they see it, and shows features that listings without floor plans can only hope to provide with photos.

What is the cost?   

    Price Ranges are based on Complexity and Travel Distance.  While the prices listed below are not fixed, it gives the range that the services normally fall within.  Prices will be quoted prior to services being provided.
    Floor Plan: $125 - $350 

     Square Footage:  $100-250

     Floor Plan AND Square Footage Sketch: $200-$400

     Marketing Photos:  $100-$200

     All Three:  $300-$450

Your company is a Competing Brokerage.  Isn't it dangerous to send a competing brokerage to one of my listings?  Everything in life has some risk, but because Dennis is a Licensed Real Estate Broker, you can be assured that you have a seasoned professional entering your client's homes, using a Supra Key, and is bound by the REALTOR Code of Ethics (Article 16 - Non-Solicitation).  Should your client be present, rest assured that any Brokerage Questions will be referred to you, their Broker, instead of being answered by us.   Our Reputation is more important than any one, or even 100 listings.  We will not solicit your Client's listing.
